The Short Version
Five things separate a good exterior cleaning company from a frustrating one, and most of them have nothing to do with the squeegee.
- They show up when they say they will, and tell you when they can't.
- They treat your house like a home, inside and out.
- They're licensed, insured, and willing to come back if something gets missed.
- They use the right method for each surface and finish the details.
- Their prices are fair and clear before the work starts.
Here's what each one looks like in practice, and how we handle it at Cleansy across Sarasota, Manatee County, and Southwest Florida.
Do They Show Up When They Say They Will?
We hear the same story from new customers again and again. A company books them for a whole day, or a four-hour window, and then they wait around for someone to show up. Sometimes nobody does. It's a complaint we hear a lot, and a few text messages fix most of it.
Here's how we do it. You get a reminder text five days before your appointment and another the day before. Every appointment comes with a 30-minute arrival window, and when the crew is on the way you get a text telling you roughly how long until we arrive. If we can't make the window, we text you and give you the choice to reschedule or keep the appointment.
You never have to sit around wondering whether anyone is coming. Weather gets the same treatment. Rain can undo a fresh window cleaning, and that's outside anyone's control, so when the forecast looks doubtful we ask whether you'd rather reschedule or keep the appointment. The decision is yours.
Do They Treat Your House Like a Home?
How a crew behaves matters as much as how the glass looks when they leave. Ours wear shoe covers inside, wipe up any water drops when we finish, and put everything back where we found it. If a piece of furniture is in the way, whether inside or out on the patio, we move it, do the work, and move it back. We aren't afraid to work.
Are They Licensed, Insured, and Willing to Come Back?
Cleansy is licensed and insured, and it's worth asking every company you're considering the same question before they set foot on your property.
We also stand behind the work. We double-check every job before we leave, and we're human, so once in a while something slips past that check. If that happens, call us within a week and we'll come back and make it right. We take full responsibility for our work.
The one exception is weather. If rain undoes the job after we've left, that's outside our control, which is why we check the forecast with you before the appointment.
Do They Use the Right Method and Finish the Details?
The method depends on the surface. We soft wash roofs, stucco, and siding with low pressure and a cleaning solution, and we save true pressure washing for driveways, walkways, and pavers that can handle it. High pressure in the wrong place strips roof granules and forces water behind siding. Our guide to pressure washing vs. soft washing explains the difference, and you can see both in action on our house washing and pressure washing pages.
On window cleaning, it comes down to details. Every exterior window gets fine steel wool and a walnut polish pad. We mix three professional-grade soaps instead of using dish soap, and the solution is ammonia-free, so it's safe on tinted film. On a full in-and-out cleaning we also clean the tracks, sills, and frames, which many companies skip. The full step-by-step is in what's included in a Cleansy window cleaning.
Are the Prices Fair and Clear?
We keep our prices reasonable. We won't charge sky-high rates for a regular window cleaning, and you'll know what you're paying before we start. Pricing depends on the size of your home and what you need done, and our pricing and FAQ page explains how it works. If you'd rather not think about rebooking at all, our Home Care Plans and Window Care Plans lock in your price for the term of the plan.
The Little Extras
Interior ceiling fans and bathroom mirrors are included at no extra charge on an in-and-out window cleaning, and we do them every time unless you'd rather we skip them. Beyond that, we look for small ways to save you time. If we're already washing your house, we'll clean the AC pad even though it isn't part of the job. Extra mirrors get wiped so the room looks brighter. If the trash bins have been collected, we pull them back to the garage door.
Who Shows Up at Your Door?
Our goal is to send the same crew every visit, so the people at your door already know your home and you already know them. Occasionally someone else covers, mostly so you're not left waiting on one specific person. Scheduling is flexible, and we work around you.
We keep notes on our customers: the dog's name, a spouse's name, how the last vacation went. It sounds small, and it's how a stranger at the door becomes someone you're glad to see. We do home services, which means we're there to serve people and make their lives a little easier.
That attitude comes from the top. Greg, our owner, puts it simply: "Be kind, it doesn't cost much. Help people rather than push them deeper."
Can You Trust the Reviews?
Check them, and check that they're real. Cleansy has 105 reviews at 5.0 stars, all from real customers, and every photo on this site comes from a real job. We once fired a marketing agency that offered to fake reviews, and we told that story in why we fired our marketing agency. The FTC now bans fake reviews and testimonials, including ones from people who never used the business, in its final rule on consumer reviews. When you compare companies, look for reviews that mention specific jobs, and for photos of real work in galleries like ours.
Choosing a Company FAQs
How do I choose an exterior cleaning company in Sarasota?
Look for a company that shows up when it says it will, is licensed and insured, treats your home with care, uses the right method for each surface, and quotes clearly before starting. Reviews that mention specific jobs, and real photos of the work, are a good sign.
Is Cleansy licensed and insured?
Yes, Cleansy is licensed and insured.
What if I'm not happy with the job?
We double-check every job before we leave. If something slips past that check, call us within a week and we'll come back and make it right. The exception is weather: if rain undoes the work after we've left, that's outside our control, which is why we check with you about the forecast beforehand.
How long is the arrival window, and what if you're running late?
You get reminder texts five days before and again the day before. Every appointment comes with a 30-minute arrival window, and you get a text when we're on the way. If we can't make the window, we text you and give you the choice to reschedule or keep the appointment.
Will it be the same crew every time?
That's our goal, because familiarity makes for better work and a better relationship. Occasionally a different crew member covers so you're not left waiting, and we're flexible about scheduling.
Do you charge extra for ceiling fans or bathroom mirrors?
No. Interior ceiling fans and bathroom mirrors are included at no extra charge on an in-and-out window cleaning, and we do them unless you'd rather we skip them.
